Dungeon And Cavern

This time I bring you a fairly standard dungeon that could be a bandit's hideout or perhaps the secret rooms of a wizard or a lord. But not everything is at seems with this hideout, as it features a quick escape route by boat through some mystical looking water.
Alternatively the cavern could be the entrance to the dungeon and the players would have to figure out how to make their way into it.
Oh, there's also some magical well on the cavern part, I wonder what it's properties are.
