Interesting discussion. Only thing I want to say without spoiling anything is to answer your question to why Sakuta could see Mai last arc. Sakuta was only the one to see Mai in the bunny outfit basically due to the location. Everyone else had forgotten her there but since he was linked to the school, he could see her. The next day, we see that the whole school (and few other areas) could still see her at that point. The areas where she turned invisible increased each day with the school being the last place that forgot her (Kunimi probably forgets the same time as the rest of the school). The last two were Futaba and then Sakuta after they slept.
