I think its pretty obvious his parents aren't around because on his front door the name plate just had his name on it. This is a common trope in anime where parents with a decent amount of money give there kids there own apartment to live in for highschool.

You don't call someone "kun" or "chan" unless you're pretty close. Doesn't necessarily have to be dating/romantic close, but still very close.
